Hickory Gardens

Hickory is a city in North Carolina and ranks as the 25th largest in the state. Hickory Gardens is a senior community for residents aged 55 and older. It was purchased for $3.5 million, with $1.9 million raised from investors. Investors can expect to double their money, with a major payout in year two when the property is refinanced. We’re able to achieve this refinance so quickly by cutting costs and raising rents to match market rates. Only $161,000 was needed for repairs and upgrades, meaning minimal work was required to boost the property’s value. The previous owners didn’t fully understand how low-income housing works or how to improve the property while keeping it affordable for residents. The current operators specialize in streamlining low income housing properties for maximim returns.

Legacy Portfolio Hattiesburg, MS

The Legacy Park in Hattiesburg is strategically located in a prime area and was acquired for $4,100,000, supported by a $2.2 million capital raise for a 60-unit portfolio. This portfolio includes a 30-unit apartment building and a 30-unit build-to-rent (BTR) single- family home community. Built in 2008, these assets are situated in a high-demand rental market with limited supply and are currently 100% occupied with a waiting list, demonstrating strong tenant demand. The properties are positioned for rent increases of approximately $154 per unit. Acquired at an attractive basis of $68,000 per door — well below recent comparable sales ranging from $95,000 to $135,000 per door — the assets have a projected sale price of $120,000 per door, with replacement costs estimated at over $140,000 per door. Additionally, dedicated on-site property management ensures professional oversight and operational efficiency. The projected Internal Rate of Return (IRR) for this investment is 25.36%, with an average cash-on-cash return of 26.75% and an average annual return of 19.95%. The equity multiple is projected at 2.00, meaning investors are expected to double their invested capital over the life of the project.
